SHEPHERDSVILLE – A goal to construct a pair of buildings that would host contractors and other small businesses will have to go to Plan B.
The Bullitt County Board of Adjustments denied a trio of variances sought by NUP Holding.
Representatives of the company had sought variances that would allow construction into setbacks and to lower the number of parking spaces.
The two buildings would be located on property off of First Street in Salt River.
The plan, according to the developer, would be to construct two 10,000 square foot metal buildings on the property.
There would be four units in each structure with the ideal tenant being a small contractor or trade business. There would be space for an office as well as storage.
For the board members, the problem came from concerns over existing and future flooding issues.
The applicant said the drainage issue was already discussed with city engineer Arthur Jones, who told that the water would flow to an existing culvert and then south toward the detention center.
The owner of The Olde Depot and the owner of an apartment building both expressed their worries about drainage issues.
In making a motion to deny all three of the variance applications, board member Donna Etherton said that construction of anything in a flood-prone area would be detrimental to the surrounding community.
Each of the measures failed 4-1.
The applicant could still build without the variances. The layout of the buildings would have to be altered.
In other board matters:
*Variances were approved for Rolling Acres Farms LLC.
Attorney Eric Farris said the developer, Core 5, would build its seventh building in Bullitt County.
The property is located between Interstate 65, the welcome center and Highway 61.
The variances dealt with normal requests – a reduction in the actual size of the parking space from 200 square feet to 162 square feet and a reduction from 2,799 spaces to 444.
Farris said that with the type of distribution operation, the need for parking is less than the current regulations require.
The board unanimously voted to approve both variances.
*A variance request to encroach on a side setback for Dorothy and Jerome Hackley was tabled. The owner of the property was not present and no one had been granted a power of attorney to speak on Dorothy Hackley’s behalf.
The application will be heard at the May 9 meeting.
*A conditional use permit for Ruslan Fatihanov was withdrawn.
The applicant, who operate a truck storage lot in the city of Hebron Estates, requested the application be pulled. It is slated to return next month.
The next meeting of the Bullitt County Board of Adjustments will be at 5:30 p.m. on Thursday, May 9, in the Nina Mooney Courthouse Annex. The public is invited to attend.
